Service — Fire Safety Surveying, Audit & Assurance

The Challenge

You cannot manage what you can't see.

Buildings change over time. Layouts and uses change, new services are installed, and refurbishment work affects the original construction. Fire doors, compartmentation, and fire-stopping can deteriorate, be damaged, or no longer reflect the original design intent.

Important information may also be incomplete, inconsistent, or difficult to locate. Building owners and operators can therefore inherit risks without fully understanding how they arose or what should be addressed first.

The challenge is not simply identifying defects. It is understanding what those findings mean for the building, the people using it, and the organisation responsible for managing it.

That’s why Tenos helps turn fragmented evidence and complex conditions into a clearer, risk-based route forward.

How Tenos Helps

From existing conditions to clear action.

Documentation review.

Reviewing construction contracts, available drawings, specifications, product information, certificates, records, and other evidence to assess the intended design and as-built arrangements.

Passive fire protection surveys.

Visual and intrusive inspection of compartmentation, fire doors, fire dampers, fire-stopping, cavity barriers, and structural steel protection to establish their condition, suitability, and likely performance.

Active fire protection system surveys.

Assessment of active fire protection systems to establish their condition, suitability, and likely performance.

Compliance and assurance reviews.

Assessing physical conditions and management arrangements to identify gaps, anomalies, and areas requiring further investigation or action.

Complex estates and PFI facilities.

Helping clients understand both the physical condition of assets and the quality of the information required to operate and maintain them safely.

Remediation support.

Providing technical advice on appropriate principles and solutions, reviewing proposed works, and supporting clients as remedial programmes progress.

Risk profiling and action planning.

Prioritising findings according to their significance so that resources can be directed towards the most important issues first.

Fire safety management audits.

Examining how fire safety is organised, implemented, monitored, and reviewed across a building, estate, or organisation.

Why choose Tenos?

Clarity that leads to confident decisions.

See the complete picture.

We consider available evidence, physical conditions, management arrangements, and the wider building context together.

Understand what matters most.

Our risk-based approach helps distinguish urgent concerns from lower-priority improvements, allowing clients to focus resources appropriately.

Gain an independent view.

Tenos provides independent, impartial advice that is not tied to a particular contractor, product, or remediation solution.

Move from findings to action.

We do more than identify issues. Our reports provide clear conclusions, priorities, and practical, proportionate recommendations for what should happen next.

Strengthen your evidence.

We help clients identify gaps in the information required to safely operate and manage a building, and develop the missing documents for them.

Draw on connected expertise.

Where findings require deeper investigation, risk-based assessment, engineering input, or expert opinion, Tenos can bring related disciplines into the same conversation.

FAQ

Frequently asked questions

What is included in a fire safety survey?

The aim of the survey and its scope are agreed with the client at the outset. It may include a visual or intrusive inspection, a review of available documentation, an assessment of passive or active fire-protection measures, and a report setting out findings, conclusions, and recommended actions.

What is the difference between a survey and a fire risk assessment?

A fire risk assessment considers the overall fire risk to relevant people and the general precautions in place. A survey may examine a particular aspect of the building in greater technical detail, such as compartmentation, fire doors, fire-stopping, or the condition of installed systems.

What is an intrusive fire survey?

An intrusive survey involves opening selected areas of the building, where necessary, to inspect concealed construction or fire-protection measures. The extent of intrusion should be carefully planned and proportionate to the information required.

Can Tenos review existing fire-safety documentation?

Yes. Tenos can review construction contracts, drawings, specifications, certificates, product evidence, inspection and maintenance records, and other available information to identify gaps, inconsistencies, and concerns about the intended or as-built arrangements.

Will the report tell us which issues to address first?

Where appropriate, findings can be risk-profiled and presented in a prioritised action plan, helping clients focus on the most significant issues and plan remediation more effectively.

Can Tenos recommend remediation solutions?

Tenos can advise on suitable, proportionate remediation principles, assess proposed solutions, and provide technical support as works progress. The precise scope will depend on the findings and the client’s requirements.

Can you support an occupied building?

Yes. Many surveys, audits, and management reviews relate to occupied buildings and estates. The scope and methodology can be planned around the building’s use and operational requirements.

Can Tenos support a portfolio or multi-site estate?

We can. Tenos has experience providing coordinated fire-safety assessment and management support across national and multi-site portfolios.

Can you help with PFI handback?

Yes. Tenos provides assurance reviews of complex estates and PFI facilities, covering physical condition, statutory compliance, documentation, risk profiling, and remediation support.
