Service — Fire Safety Compliance & Assurance Audits

The Challenge

Buildings change, but their responsibilities remain.

Over time, buildings are naturally altered, services are replaced, records become incomplete, and management arrangements evolve — the as-built condition may no longer align fully with the original design intent.

That does not mean every deviation requires the same response. In occupied environments, unnecessary remediation can introduce significant disruption and cost without delivering an equivalent reduction in risk.

Tenos considers the significance of each issue in context, taking into account the building, its occupants, existing controls, and the wider fire safety strategy, to understand where risk genuinely exists and what action will make the greatest difference.

How Tenos Helps

Turning uncertainty into a practical plan.

Documentation and design review.

Reviewing fire strategies, drawings, as-built information, policies, and records to understand intended arrangements and identify information gaps.

Site conditioning surveying.

Inspecting the building to determine how the physical arrangements compare with the available information and expected fire safety provisions.

Statutory compliance auditing.

Reviewing physical, procedural, management, and documentation issues that may influence compliance.

Risk mitigation planning.

Developing practical options to reduce identified risks, from short-term management measures to longer-term physical solutions.

Complex estates and PFI handback.

Supporting clients reviewing complex estates or preparing facilities for handback, combining condition surveys, compliance audits, and action planning.

Ongoing support.

Providing continued support and assurance as corrective actions and remediation works progress.

FAQ

Frequently asked questions

What is the difference between a compliance audit and a fire risk assessment?

A fire risk assessment considers the risk of fire to people and the adequacy of general fire precautions. A compliance and assurance audit can take a broader view, combining fire safety management, documentation, physical condition, statutory compliance, and risk-based prioritisation.

Does every non-compliance need immediate remediation?

Not necessarily. The significance of an issue depends on the building, occupants, existing controls, and wider fire safety arrangements. Our recommendations consider risk and proportionality rather than treating every departure in isolation.

Can Tenos support PFI handback?

Yes — Tenos has experience supporting assurance reviews for complex estates and PFI facilities, including site surveys, compliance audits, information review, risk profiling, and remediation planning.

How are findings reported?

Reporting can include executive findings, desktop and surveying reports, technical notes, schedules, RAG ratings, risk profiles, and prioritised recommendations. Tenos can also provide presentations or workshops to help stakeholders understand the findings.

Can Tenos work with different stakeholders and enforcement authorities?

Yes — depending on the project, we can participate in stakeholder working groups, engage with Fire and Rescue Services, provide technical presentations, and help parties reach agreement around proportionate solutions.
